With the exception of the location, the appearance
and the overall condition of the house will be the key factors in
how quickly it will sell. They will also determine the price at
which the house is sold. However, before you plan on painting or
remodeling in anticipation, it is recommended that you hire a professional
inspector to examine the house. The time and money that you spend
on minor repairs and paint jobs will have been wasted if a future
inspection exposed larger defects. Suppose a wall that you have
just plastered and painted was later found to have faulty wiring
inside of it, not only will you have to fix the wiring, you also
have to plaster and paint the wall again.
Having an inspection completed before you place
your home on the market and before you do any work on it will save
you a lot of headaches later on. Problems will be recognized immediately
and you will have the time fix them accordingly.
The home inspection should include examinations
of the foundation of the house, the roofing, plumbing, electrical
systems, ventilation, heating systems, insulation, ceilings, walls,
floors, doors, termites, and the presence of toxic materials.
In the event that additional inspections commissioned
by potential buyers reveal additional faults with the house, your
inspection can serve as evidence that you have not been negligent
with the condition of the house.
